What’s Actually Happening in the Princeton Market Right Now

Every few weeks a client asks me some version of the same question: “Is now a good time to buy or sell?” The honest answer is that the Princeton-area market doesn’t move as one thing. Princeton itself behaves differently than West Windsor, which behaves differently than Hopewell, and even within a single town, pricing can vary depending on the local neighborhood, lot size, and condition.

What I’m watching right now is pace, not just price. Well-priced, well-prepared homes are still moving somewhat quickly and some may still see multiple offers, while homes that are overpriced or need obvious work are sitting longer and may require price adjustments. That gap between the two is wider than it’s been in a while, which tells me buyers are being selective, not absent.

For sellers, that means preparation matters more than ever — pricing accurately from day one, addressing the obvious repairs before listing, and presenting the home well in photos and in person. For buyers, it means being ready to move when the right home appears, because the good ones aren’t lingering.
